Renters’ Rights Act – what you need to know

The Renters’ Rights Act came into force on 1 May 2026 and introduces changes for people who rent their home from a private landlord in England.

Does this affect Gentoo customers?

For most Gentoo customers, no.

  • The Act does not currently apply to social rent homes
  • A small number of Gentoo market rent customers are affected
  • All affected market rent customers have been sent a letter explaining what this means to them

What are the main changes for private renters?

The Renters’ Rights Act is designed to give private renters more security and clarity. Changes include:

  • No ‘no‑fault’ evictions – landlords must have a legal reason to end a tenancy
  • Open‑ended tenancies – fixed‑term contracts are replaced with rolling tenancies
  • Fairer rent rules – rent increases are limited and can be challenged if unfair
  • No bidding wars or discrimination – landlords must stick to the advertised rent and cannot refuse tenants because they receive benefits or have children
  • More flexibility – renters can usually give two months’ notice if they choose to move on

What happens next?

We’re currently waiting for further government guidance on whether and when the legislation may apply to social rent customers. If this happens, we’ll share clear and timely information.
