Consultation on plans for 49 new affordable homes in Hetton-le-Hole

We have launched a public consultation on proposals to deliver 49 high‑quality, social and affordable homes on land to the south of Great Lime Road, Hetton‑le‑Hole, and are inviting local people to share their views ahead of a planning application.

The scheme has been designed to create a well‑designed and landscaped residential development, offering a diverse mix of homes to meet local housing needs. Plans include 2‑bedroom bungalows, alongside 2, 3 and 4‑bedroom homes, all designed to fit sensitively with the surrounding neighbourhood.

The site is currently grassland, with an area of hardstanding to the south east, and sits within an established residential area adjacent to Eppleton Academy Primary School and Nursery. The proposals have been carefully developed to ensure the new homes integrate well with nearby properties and existing community facilities.

Joanne Gordon, Homes and Development Director , said:

“There is a clear and growing need for high‑quality, social and affordable homes in Sunderland, and developments like this are vital if the city is to meet Sunderland City Council’s target of delivering at least 13,410 new homes by 2033.

“At Gentoo, we believe everyone has the right to a good quality home they can afford. These proposals would help meet local housing need while creating a well-designed development that complements the existing community and supports strong, sustainable neighbourhoods.”

Before submitting a planning application, we want to hear from local people. Residents living nearby, including the local school and nursery, have received a leaflet through their door explaining the proposals and how to provide feedback. Feedback can also be submitted online.

An in‑person consultation event is being held to give people the opportunity to speak directly with the project team.

Residents will be able to view the plans, ask questions, speak to colleagues and share their views.

The consultation will remain open until Tuesday 31 March 2026.

Once a planning application is submitted in summer 2026, Sunderland City Council will carry out its own statutory consultation, during which residents will be able to view the application and formally comment.
