Gentoo Group is committed to building high-quality new homes which provide spacious living accommodation, private gardens and parking. Our homes have a contemporary design, large footprints and big windows. We want to reduce the carbon footprint of our new homes and are introducing energy-saving measures wherever possible.

We are proposing a range of different homes on these sites, including two bedroom bungalows and apartments and two, three and four bedroom family houses.

The schemes has been designed to ensure that they will not increase the risk of flooding elsewhere through the use of sustainable drainage systems. The site accesses have also been carefully considered from a safety perspective. A full suite of technical reports will accompany future planning applications.

Landscaping

We appreciate that the spaces around our homes are also important and the designs are focused on creating attractive landscaped areas which maximise opportunities for wildlife. Trees and shrubs will offer food and shelter for wildlife, bat and bird boxes will be provided and flowering plants will be introduced to attract bees and other insects. We are also exploring options for natural play space.

Tenure

At Gentoo Group, we want our homes to be affordable to all. We are proposing that all of the new homes will be available for ‘affordable rent’ and ‘shared ownership’. ‘Affordable rent’ is housing which is rented out at a reduced price. The rent is guaranteed to be 20% less than the market value. This means that a house which would be £150 per week if rented privately would only be £120 per week with Gentoo Group. ‘Shared ownership’ is a government-backed scheme designed as a stepping stone to home ownership. Residents buy a percentage of their home and pay rent on the remainder at a discounted rate. As time goes on, more of the home can be purchased until it is owned outright, though there is no obligation to do so.

New homes that are to be made available for affordable rent and built as part of our affordable homes plan, will be advertised and allocated using Gentoo’s existing allocations service via Home Hunt.

 

Next steps

We consulted on our proposals for this site between 23 September and 12 October 2020. We are currently reviewing all feedback and we will then be submitting a planning application to Sunderland City Council.
